“Coming from the fashion world, I really appreciate attention to detail in a garment. I thought of my house the same way. Black Loft is a home shaped by the vision of owner, Josh, the design intelligence of architect, Julie Borgelt and the commitment of Jeremy Beresford and the Berecon team to construct a bespoke dwelling brimming with personality. The home embodies the lifestyle and character of Josh whose energy and eccentric style informed and enriched each stage of the project. Designed as a “ready to wear” work of architecture, it uses low maintenance and hard-wearing materials constructed with a commitment to quality and efficiency.


The modest site at Lennox Heads presented a limited buildable area but this was overcome by clever siting and a compact footprint. The adjacent remnant rainforest and ocean views from the upper floor directed the placement, orientation and height of the house. Maintaining the integrity of materials whilst balancing practicality and personality manifests in the use of concrete, bricks, recycled timber, and “industrial” fixtures, fittings and detailing.

Playful Forms“The site was sloped which supported the idea to step the floor levels of the house and create a loft bedroom. The contrasting forms - the triangular roof form and circular entry steps and fire-pit - bring a sense of fun and whimsy to the architecture.” Julie, Architect.
    
    
  
    
      
      Black Loft was designed to key into the natural terrain with both lower and upper ground floors connecting to landscape. The upper ground floor is both the middle level and the heart of the home, containing the socials spaces of the kitchen and living room. Stepping up from this level and hovering over the garage, the loft contains the main bedroom and ensuite. From the top of the stairs, views to the ocean are framed and from this vantage point Josh can monitor surf conditions in real time.
The building’s stepped floor plates are sheltered below a mono-pitched roof which establishes the simple, “industrial” form of the house. Beneath the sloped timber ceiling, rooms connect fluidly between levels and spaces. From the loft bedroom, open steel balustrades enable views over the kitchen and living room. Similarly from the kitchen and living spaces, the rising ceiling expands the perceived generosity of the room beyond its physical boundaries.

	Back to Black“Black Loft is a celebration of everything black- layered with a lot of beautiful timbers and unusual fixtures. It was actually quite quick and fun to build and, visually, it’s really impactful.” Jeremy, Builder.
    
    
  
    
      
      The mysterious exterior form gives rise to the drama of a dark and moody interior. Burnished concrete floors and cypress ceilings sandwich a material palette that explores every imaginable shade of charcoal. Black brick walls bring a textural finish that sits in contrast to walls rendered matt black. Black powder-coated aluminium and steel complete door and window frames as well as balustrades and handrails. Monochromatic accents come in the form of stainless steel in the kitchen and concrete bench tops which overlay black with cool grey.
A strong commitment to a dark material palette, combined with an eagerness to embrace exposed services brings an edginess and rawness to the interior. This is particularly evident in the ensuite, where a dark stone monolith brings weight to the bathroom vanity. Large format tiles on walls and floors further homogenise the darkened interior. Exposed copper pipes deliver visual interest while creating a cost effective rail system aligned to the raw and robust ideology of the whole.

	Building with a Budget“I had my dream on paper but dreams don’t always fit your budget. Jeremy was the first builder who sat down with me and broke the budget down and he was really open to working together to make it work.” Josh, Owner.
    
    
  
    
      
      The necessities of a strict budget called for innovative solutions to make Black Loft stack up financially. Designing and building a compact suite of rooms was key to ensuring an efficient build and good cost management. However, the collective desire to create a home of quality that was true to Josh’s vision required lateral thinking to balance budget expectations while achieving a poetic outcome.

The commitment to create a three bedroom house meant compromising on living area however this was overcome by achieving spatial efficiency elsewhere. In the kitchen for instance, the island bench was designed to double as the dining table, thus negating a formal dining space. And outdoor patios and sitting areas were deployed to expand the social areas of the house. Perhaps the most savvy of all moves was committing to the “loft” concept. This planning strategy has ensured modest rooms feel infinitely larger as open-plan spaces borrow visually and spatially from adjacent rooms.

Set across the road from the beautiful Cabarita Beach, Pandanus Place was designed for a young, energetic family who love connecting with nature. 


Owners Nick and Sophie had initially planned a single dwelling on their beachside block but were inspired to consider a duplex after seeing a Berecon project in nearby Pottsville. In consultation with Berecon founder Jeremy Beresford and architect Rachel Norman, Nick and Sophie were delighted to learn that not only was a dual occupancy build a smart financial decision, there would be no need to compromise on size. The solution was to level up with a two-storey, four-bedroom home that maximises living space and sunlight while affording the family privacy. 


Nick and Sophie and their three daughters spend a lot of time outdoors, fishing, surfing and enjoying the beach, so their brief to the Berecon team was for a robust home that would require minimal maintenance. It needed to have plenty of breathing room for the growing family and space for effortless entertaining. “For us, the main priority was always for the home to facilitate the way we want to live,” Nick explains. 


The couple also had a clear vision for how they wanted their home to look: timelessly modern, with a mid-century twist.

Finding an Angle

With a sloping, parallelogram-shaped block, a poorly placed sewer easement and a busy road frontage, Pandanus Place presented some challenges that Rachel, Jeremy and the Berecon team responded to with creativity.
Capturing light and creating bright, airy spaces can be difficult in a duplex design as there are limited options for windows, but Rachel worked hard to ensure Pandanus Place defied stereotypes. Privacy was paramount at the front, where the master bedroom and ensuite are located, as it overlooks a fairly busy road and the beach beyond. Rachel met this limitation with timber-clad shutters that can be closed to create a “fortress-like” facade when desired and angled open to direct the light when the couple wants to connect to their surrounds. 


Rachel also introduced glass bricks on the side walls to usher sunlight into the living spaces without compromising privacy, while a double-height void over the staircase gives the home a lofty feel. The glass bricks were a particularly sentimental detail for Nick, who fondly recalls the retro feature in his grandmother’s home.


The sloped block was another challenge that led to an innovative solution. Rather than levelling out the site, Rachel and Jeremy suggested working with the landscape by creating a sunken lounge that flows seamlessly out to the terrace. Nick and Sophie loved the idea and the retro 70s aesthetic, commissioning local furniture builder Martin Johnston to build a bespoke leather wraparound sofa for the space. 


At last minute, the local council decided against rerouting the sewer easement, so Rachel quickly redesigned the back terrace and pool area to make the most of an awkward space. Again, Nick and Sophie embraced the change and added a custom outdoor table that mirrors the angled terrace. “They celebrated it and made something special and unique,” Rachel says. “It excited them to explore and do things a little bit differently to the norm.”

The duplexes’ minimal, Brutalist-style shape could look somewhat imposing from the street, but Jeremy’s choice of locally sourced cypress timber cladding softens the modern build’s hard edges. 
Jeremy chose cypress for its durability – it doesn’t need to be sealed and it won’t rot, warp or twist – making it a perfect choice for a low-maintenance home. It will also patina beautifully in response to the harsh coastal conditions, weathering to a soft grey over the years.
 

Longevity is key to Berecon’s sustainable building philosophy. “We care about keeping a building’s environmental footprint to a minimum, so we had to think about the harshness of living in a coastal environment and work out what will still be here in 100 years and still look like a beautiful piece of art,” Jeremy explains.


Inside, the concrete slab flooring is not only a practical choice for a young family, it effectively traps heat, keeping the home passively warm in winter. At the front and sides,
concrete breeze blocks modelled off those used in the site’s previous home allow sea breezes to waft in from the coast. 
Meanwhile, a concrete island bench is the star of the open-plan
kitchen; Jeremy and his team used corrugated iron to form a fluted edge and honed it to bring out the beautiful soft colours in the aggregate. On the upper leel, blackbutt timber flooring and terracotta-toned tiling in the ensuite and bathroom deliver warmth, while the timber cladding and breeze blocks ivite sunlight to dance in ever-changing patterns across the surfaces.

Nick and Sophie are design aficionados who had a strong vision for how they wanted the home to look and feel. They worked closely with Rachel, Jeremy and the Berecon team, who welcomed their input and informed the couple’s creative ideas with practical considerations around cost and feasibility. 


After agreeing on a basic plan for the home’s design, the couple opted to finalise decisions about interior finishes as the build progressed. This fluid and flexible approach made it an exciting project to work on for the whole Berecon team.


Midway through the build, Nick and Sophie decided on a powder-coated folded-steel staircase. While there was no doubt it would be a showstopping design feature, a staircase as big and heavy as that would usually have been installed before the rof went on, presenting a real challenge for the Berecon team. Rather than scupper the idea, however, Jeremy rose to the occasion, using a spider crane to manoeuvre the 1.2-ton steel staircase through the 800mm-wide doorway without a hitch. “That was exciting – I love that kind of thing!” Jeremy says.&#38;nbsp;


Their creative alignment paid off. The finished home has an easy, flowing feel that was recently recognised a Master Builders Association of NSW, Northern Regions Excellence in Building Award for a medium-density dual occupancy project. 


Most importantly, the home fits its family like a glove, thanks to playful details baked into the design. There’s the built-in banquette in the living area, a nook under the stairs that’s perfect for tea parties, a low bench that floats above the sunken lounge, and a second living area upstairs that the kids have already claimed as their own. Nick and Sophie, meanwhile, love spending time in the kitchen, soaking in the spa, and hosting friends in the sunken lounge room and terrace. These delighters were all about creating moments and memories for the family, Rachel explains. “They’re growing and changing and they’ll continue to grow and change in that space, and the design gives them the flexibility to do that,” she says.

Kanooka House looks outward but feels tucked in, shaped by its context and connection to nature. Set in the coastal town of Cabarita Beach in Northern NSW, this project, designed by Dan Wilson Architect with Knight Associates, is home to Richie and Emily and their two young children. The design was driven by a clear brief – to create a home that felt like an oasis: open, connected and easy to live in.

The site is located within a new development area and came with a number of strict planning constraints and setbacks. But these became challenges to overcome through a design that makes smart use of every square inch. A series of linked volumes – main living zone, detached rumpus room and garage – are connected by green spaces and breezeways that encourage movement, and are cleverly layered with passive surveillance.

Kanooka House references the classic beach shack vernacular while integrating elements that make it distinctly contemporary. Peach-toned brick and fibro sheeting draw from the familiar context, while the low-pitched roof and open frontage keep the building grounded.

There’s a visual rhythm that feels relaxed yet intentional. Wide openings and garden views bring the outdoors in. Elsewhere, smaller gestures, such as gentle steps or a change in material texture, layer the experiences of each space.

Integrating sustainability at Kanooka House was a no-brainer, and it’s embedded throughout the design, rather than just being tacked on. Passive principles guide the layout and form, a concrete slab gives thermal mass, and cross-ventilation keeps everything airy. Louvres and operable openings funnel the coastal breeze through every room, even the garage can be opened to let the air flow through. Simple but effective, Richie confirms that they barely need to use the aircon because “the house just breathes”. 

Landscaping plays a central role in cooling the site and anchoring the house to place. Done in collaboration with landscape designer TOCO, the extensive planting includes a mix of native species, layered lush trees and minimal hardscaping, which helps the home feel settled in its surrounds. 

The material palette is modest but enduring – robust enough for family life and well-suited to the coastal conditions. Brickwork and concrete are used both inside and out. Internally, restraint and repetition keep things clean and cost-effective. White joinery is used throughout, with moments of colour introduced at smaller scales. Kanooka House is the result of a genuinely collaborative process between architect, builder and client. Jeremy Beresford, the founder of Berecon, was involved well before construction began, recommending the architects as the right fit for the project. From that point on, the triangle of trust was strong.

Rather than pricing a finished set of drawings, Jeremy was part of the early design review, identifying cost-effective solutions, flagging constructability issues, and finding smart substitutions that maintained the design intent. The approach helped steer the project through a volatile market, where material and labour costs were shifting rapidly.

This spirit of collaboration paid off. Kanooka House finished ahead of schedule and within budget. And not by cutting corners, but by maintaining a flexible mindset and open lines of communication. It also gave Richie and Emily confidence to let the process unfold, trusting the expertise around them.

Kanooka House might be quiet in appearance, but its craftsmanship speaks volumes. The richness lies in the way spaces connect and unfurl, dissolve to almost be invisible.

Custom elements, like the breezeway decking and sliding door systems, were fabricated with foresight. Tile setouts were aligned to fixtures and fittings. The internal garden is both an aesthetic feature and a lived-in moment, tended by the kids, lit from above, and changing with the seasons.

Sightlines are playful and precise. A slim window in the pantry frames the trees across the street. Upstairs, another window captures a glimpse of borrowed landscape. In all directions, openings slide away to reveal layered views – a window through a window, a corridor that opens onto a courtyard.

Even the practical touches are delivered with design intent. A curtain made by a local sign maker wraps the outdoor dining area, reducing insects without interrupting airflow. Rain chains stand in for downpipes, celebrating water instead of hiding it.       Deliberately modest in scale, Heartwood Cabin combines clever space planning,
architectural design and detailing with high quality materials and craftsmanship to create an extraordinary place of refuge in the forest. Builder Jeremy Beresford worked closely with architect Kirstin Burrowes and side-by-side with the owners from early stages of location-scouting through design and construction stages to deliver a work of exquisite craftsmanship in a stunning hinterland pocket of northern New South Wales.Heartwood Cabin overcomes the limitations of its size by optimising views to the landscape and strengthening a sense of connection to nature. The architecture supports the idea of creating a structure that sits harmoniously in the landscape. Slender legs raise the cabin above the ground, ensuring minimum site impact and optimum elevation. Solid sides and a sloping roof create the shelter needed to protect the interior from the
elements while opening out to the view. Long, transparent ends ensure that the luxury of being in nature can be experienced in a place of comfort and sophistication.

      Building sustainably and designing with consideration for the environment are the
foundations of Berecon’s work. Heartwood Cabin expressly engages with the elements of sunlight, breeze and nature in simple and effective ways. Generous openings on both sides of the cabin draw cooling breezes to counteract the effects of humidity. On still days, solar-powered ceiling fans generate air movement through the interior. The cabin’s northern orientation means the interior benefits from being sheltered from high sun in summer, while in winter, low angled sun can reach deep into the plan, illuminating rooms and warming spaces.Low-tech luxuries are integrated into the architecture to bring a deeper level of comfort while maintaining a low-carbon footprint. A wood stove warms the interior on cool days and nights. In the heat of summer, an outdoor bath provides cooling relief. But perhaps

	Fabric“We selected an Australian Grey Blackbutt timber to line the interior. We deliberately wanted to avoid a polished finish, choosing instead to create something rustic with all the knots, grains and imperfections of the timber visible.” Kirstin, Architect.
    
    
  
    
      
      Sited in a clearing among a stand of eucalypts, Heartwood Cabin is constructed and finished using the hardwood timber species that characterise its surrounds. The smooth, sheet material skin of the exterior is counterpoint to the striated and raw timber-lined interior. Australian Grey Blackbutt timber was chosen to line walls and ceilings inside with a natural oil finish bringing expression to knots and highlighting the timber grain to stunning visual effect. The natural colour variation contributes to a chromatic richness and an ambience of muted light quality and tactile surface finish.An honesty and hardiness come with the timber finish of Heartwood Cabin. The experience of spending time in a timber-lined room is something quite unlike a room
rendered white. At Heartwood Cabin the consequence is a sense of total calmness and a feeling of being cocooned.       As a model for quality, small-scale architecture, Heartwood Cabin’s value lies not in its size or grandeur but in the intelligence of its design and the detail of its finish. Bespoke details reveal high standards of craftsmanship. The precise alignment of vertical and horizontal joints where walls and ceilings meet is evidence of a proess involving the hand selection of timbers and the careful positioning, fixing and finishing of each panel.What distinguishes Heartwood Cabin from other small-scale structures is the sophistication of its making. Details, such as the black shadow line striking a datum at the base of each wall, bring a sense of weightlessness to the room. Recessed black
aluminium trims give a clean finish to the vertical ends of walls. 	Concept
“The Eyrie was conceived as two building wings, aligned to the edges of a narrow escarpment. The wings cradle an entry garden where gathering and welcoming occurs.” Kirstin, Architect.

  
    
      
      The Eyrie occupies a small clearing on a mountain-top ridge, creating a place of sanctuary in the magnificent coastal hinterland of northern NSW. Views unfurl to the east and west - from ocean to mountain ranges - and all around, the sounds and scents of ancient bushland permeate the mountainside. A garden pathway guides the journey from the driveway to the front door between the two wings of the house. Long vistas are screened from view until the moment the front door opens and the forrest is framed by the infinity pool-edge.
The wings of the house create an “arrow” pointing south over the precipice. To the east are the contained spaces of the children’s domain, including bedrooms, shared bathrooms and lounge. The opposite western wing contains a master bedroom, kitchen, dining and living areas. The central entry vestibule creates a knuckle between these two zones and it’s here that a sense of arrival is established. Spaces extend fluidly from the entry over the same level so that a greater senes of connection is fostered between children and adults as well as between interior and exterior realms.

	Sustainability“When you’re out of water, there’s no option to turn on a different tap. Same with power. We’ve learnt that if it’s been cloudy for a few days, we need to reduce our power usage. It’s a primitive way of living. But it’s a way of living that’s in tune with our environment.” Cameron, Owner.
    
  
    
      
      The Eyrie is powered by the sun and the rain. The off-grid house, designed for a family of five, draws power from roof-top solar panels and water from underground storage tanks. While these sustainable technologies were harnessed by the necessity of this remote location, the design and construction of the house is extensively guided by passive design principles. At The Eyrie, every room is designed to embrace the sun, breezes and views of the landscape.
There is no air conditioning at the Eyrie, so rooms rely on natural ventilation for cooling. Adjustable louvres moderate air-flow, which is assisted by the narrow floor plan and rooms with generous windows on two sides. Sunlight plays a simple but critical role in passively heating the house during winter. The concrete floor slab acts as a heat sink, absorbing warmth from low-angled sun during the day and providing radiant heat as the sun sets and the house is closed down.

	Form and Function“It's a simply formed house but there’s a lot of interest and complexity with the ins and outs of the recessed windows on the western wall. The deep window recesses offer protection from the sun, the rain and bushfires.” Jeremy, Builder.
    
    
  
    
      
      The Eyrie is designed to withstand extreme weather events such as bushfires, high winds and storms. The two wings of the building create a shield to the forest, protecting the entry garden and the path of exit from the property. The house is austere in its presence which is a product of its non-combustible facade and eave-less form. These materials and forms establish a subdued architectural identity which allows nature and the magnificent forested surrounds to be the primary experience of the site.

Where openings are made in the building’s armour, deep recesses create shelter for windows and doors. These shadowy recesses screen windows from high summer sun and strong wind and rain gusts. Retractable roller screens provide further protection from ember attack. While the exterior appears impenetrable, inside the golden tones of timber and the soft finish of Japanese lime plaster, give way to a sophisticated and inviting interior environment.

      The hinterland of Northern NSW is a place of spectacular, natural beauty. The Eyrie takes its cues from this incredible scenery to establish visual and spatial connections to the landscape. Views from Cape Byron to Mt Warning are framed inside major living areas and as the ceiling lifts toward the east, the tree canopy gives way to sky and the colours of nature are drawn inside.
The sanctuary created within is enhance by the inclusion of natural materials including timber and stone. The same material palette extends outside onto the gathering spaces of the patio and gardens and these also encourage a sense of connection to nature and the landscape. Around the fireplace, a sense of gravitas is achieved by the concrete hearth and in this protected nook, the ultimate place of refuge from the wilderness is created. &#38;nbsp;
